Preconstruction
Budget Development and Estimating
Pody’s seasoned in-house team of estimators collaborate with the project team to develop early, accurate, and realistic budgets. Pody employs a process of cost control beginning on the day we are selected to be a part of the project team. As the design develops, we maintain a watchful eye toward the budget, providing advice as to cost, schedule and constructability.
Value Analysis
Pody’s systematic and proactive approach to value engineering maximizes the value of every project dollar. Our cost analysis includes identification of alternatives, constructability, labor considerations and the project schedule. Our team will suggest design alternatives that improve value and economy, while maintaining the design intent and owner goals.
Constructability Reviews
The Pody preconstruction and construction team reviews the design documents to ensure the documents are complete, the construction details are sufficient, and the architectural, structural, mechanical and electrical drawings are coordinated. We will work continuously with all design professionals involved in the project team to ensure there are no “surprises” during construction that will negatively impact the overall schedule and/or budget.
Construction
Trade Management
Our Construction team manages the trade labor on the project, handling subcontractor submittals, shop drawings, RFI’s and coordination questions. We require our subcontractors to be a part of the team and we work hard to get their buy in and hold them accountable for safety, sequence, schedule, production and quality.
We have weekly project coordination meetings and include the subcontractors PM’s to confirm the commitment of resources to the project. Realistic look ahead schedules are coordinated by area, item and duration and tie to the master project schedule.
Cost Control
Budget accountability is the responsibility of the Pody Project Manager. Our Team will manage the budget & work with the owner to review and control costs on a monthly basis or at shorter intervals as required. Our in-house accounting department provides all cost reporting for our Project Managers and owner at all monthly reviews, make payments to subcontractors, as well as formalize request for payment.
Quality of the Project
Quality control represents a mindset that is the responsibility of all members of the team. It is each individual’s duty to fully understand their area of responsibility and to be accountable for achieving the highest level of quality from the initial design to the final installation.
Project Safety
Every member of the Pody Construction Team is competent in all aspects of construction safety. Our team conducts job site orientations, activity hazard analysis reviews, safety audits, OSHA compliance, training and safety management. Our Team members have the authority to stop any work at any time, and remove personnel from the project as applicable for safety infractions.
